PLANNING proposals targeting Bodafon fields as a possible location for 65 homes have outraged local residents.
A 1.8 hectare space on Nant y Gamar Road next to Ysgol Gogarth has been included as “contingency housing allocation” in Conwy County Borough Council's revised Local Development Plan (LDP), which provides the planning strategy for all new developments until 2022.
Although the green space would only be built on if first choice locations were unavailable, the proposal has caused concern for residents who fear any building work on the fields could set a dangerous precedent.
Ruby Williams said: “A lot of us local residents are up in arms about it. If building starts there it would be the beginning of the end.
“The transport network on this road. We've already got Ysgol Gogarth and also Roslin Mental Health Resource Centre - a lot of traffic right on a residential area. If you stick 65 dwellings in that as well - each with at least one car - and it's a problem.
“Everyone assumes it is greenbelt land and can't be touched, but it can.”
Bodafon Preservation Association will monitor the situation to ensure the fields remain free of new construction.
Spokesman John Williams said: “It's the only piece of green land as you approach from the east and it gives a good impression as you come in. I think it's part of the attraction of Llandudno.
“Llandudno has to be an attractive town for visitors to choose here, rather than further west.”
Mr Williams urged concerned residents to attend one of the LDP exhibition drop-in events, such as the one in Llandudno Library on March 28 between 9am-6pm, where planning officers will be on hand to discuss issues.
James Harland, Senior Planning Officer for Conwy Council, said: “The site is proposed as a second stage contingency site for housing only in the Local Development Plan.
“This means that the site would only ever be developed if the first stage housing allocations in the LDP do not come forward for development over the plan period.”
